ACS Property Consultants Limited was founded in 1999 to provide expert property advice across all building surveying disciplines. Our team of RICS qualified surveyors has many years of experience in the industry, giving you the confidence that we can provide experienced, enthusiastic, and competent surveyors looking after your interests.

We undertake work for commercial clients and members of the public in Surrey, Hampshire, Berkshire, and South West London. Our business has been structured to provide professional property advice in all aspects of Surveying and Construction, from Building and Homebuyer Surveys, Party Wall Matters, Planning applications, and Building Regulation submissions, to design and build and Project Management, residential and commercial surveying, commercial Schedules of Condition, Dilapidations, and defect reports, along with expert witness reports. We also provide Drone Surveys and Insurance Claim settlements acting for you and on behalf of the insurance company to rectify fire, flood, and accidental damage.

As a private Practice owned by Directors, unlike corporate firms of Surveyors and Valuers who are usually owned by financial institutions, you can be confident that we will not be influenced by any consideration other than giving you outstanding advice.

• Building Surveys: A detailed assessment of your prospective new home, identifying not only the defects and outstanding items of repair but also those defects which will require maintenance in later years.
• Homebuyers Report: A report that gives a greater insight into the property, detailing urgent and significant repairs on various aspects of the construction and finish along with items requiring further investigation.
• Expert Witness Report: We provide Expert Witness Reports where there are legal disputes and when matters may go to Court, complying with the Civil Procedure Rules of the Courts.
• Schedules of Condition: We offer schedules of condition reports for appending to commercial leases to limit any potential claims at the end of the lease.
• Commercial Property: Assessment of commercial property requires specialist knowledge, and our experienced Chartered Surveyors can provide advice on Dilapidations claims, Acquisition, Schedules of Condition, and Planned Maintenance Programmes.
• Defect and Snagging Reports: We offer defect reports and new home snagging surveys that aim to highlight areas of defects such as subsidence and cracking, unfinished or poorly finished work, and ensure they conform to current legislation.
• Project Management: We offer a full PM service to both our residential and commercial clients, producing full specifications and drawings for tendering purposes along with site supervision, contract administration, and financial monitoring.
• Party Wall Matters: We act for clients in relation to Party Wall Matters under the Party Wall Etc Act 1996, serving and dealing with Notices, Schedules of Condition, and the Award.
• Planning and Building Regulations: We provide Planning advice and submissions including full drawings and design for submission to the Local Authority Planners and Building Regulation.
• Dilapidations: We prepare interim and terminal Schedules of Dilapidations on behalf of the Landlord and will negotiate on behalf of either the Landlord or the Tenant.
• Drone Surveys: We offer Drone surveys that can highlight potential roof issues or other issues that are difficult to see without scaffolding or access towers.
• Insurance Claims: Our surveyors can be appointed by the home owner to act for them to provide an impartial assessment to the Insurer who will be sent to assess the damage to your building before any repairs are carried out.
