Abels Surveyors is an independent firm of chartered surveyors with over two decades of experience in the industry. Established in 1999, our aim is to provide our clients with an efficient and affordable service, delivering clear, objective advice written in jargon-free language. Our team of surveyors is regulated by the Royal Institute of Chartered Surveyors (RICS) and carries Professional Indemnity insurance to a minimum of 1m. Our Services

At Abels Surveyors, we specialise in providing Valuation Reports for various purposes, including Help to Buy (Homes England/Target HCA), Shared Ownership / Staircase Valuations for Housing Associations such as Sovereign, Cottsway, and Guinness, Probate, and Matrimonial purposes. We have extensive experience in Valuations for Help to Buy schemes, where the client is either purchasing or selling their property. We comply with all Target HCA & other organisations' requirements and are proud to provide Valuations for a number of renowned organisations.

In addition to our Valuation services, we also offer a full range of RICS Surveying Services. Our team of RICS qualified surveyors provides an independent, impartial service, completing Building Surveys and HomeBuyers Reports. We aim to meet or exceed the Royal Institution of Chartered Surveyors professional standards, offering highly competitive rates and superb reputation. Our surveyors have years of experience completing Building Surveys and HomeBuyers Reports and deliver a friendly, efficient, and professional service.

Our Building Surveys include a detailed, bound report, including photographs tailored to display primary areas of concern. The report provides a detailed assessment of the condition and construction of the property, including any technical advice regarding potential problems and the work needed to rectify them. We provide full details of the property's construction, materials, uses, defects, and what's required to keep the property well-maintained going forward.

Market Commentary

The centre of Bristol property market has shown a decline since its peak in 2021. The average price of a city-centre property in 2021 was 398,500. In 2022, the average city-centre property price was shown as 335,000. (Ref: Bristol World) While the market is currently experiencing a decline, it is looking up. Valuations for Help to Buy schemes, Probate, and Private purposes are available. We have carried out many different valuations in recent months for renowned organisations such as Homes England, Sovereign, Bromford, Brighter Places, and LiveWest.
