  • Residential Lettings: Rental evaluation, extensive marketing of your property, accompanied viewings and sourcing a suitable tenant, status enquiries/references of prospective tenants, obtaining a security deposit, organising/preparing the Inventory and Check-In, preparing Tenancy Agreements and Legal Notices, arranging transfer of Utilities to the tenant's name and establishing Council Tax and Water Rates in the tenant's name. Ensuring compliance with Gas Safety (Installation & Use) Regulations 1998, Electrical Equipment (Safety) Regulations 1994, Furniture and Furnishings (Fire) (Safety) Regulations 1988 (amended 1993), Landlord and Tenant Act 1987.
  • Residential Management: Furnishing (if necessary), cleaning, dealing with maintenance issues, carrying out safety checks, including gas, electricity and smoke detectors. Arranging the signing and exchange of the tenancy agreement ensuring compliance with statutory regulations. Arranging an inventory check-in. Arranging utility transfers. Collection of rent payments from tenants. Negotiating renewal or end a tenancy, including dilapidations. Providing an itemised income and expenditure summary including details of any tax deducted.
  • Commercial Lettings: Comprehensive services for landlords, including measuring-up, designing particulars and creating Lease Plans, advertising, property management, and rent collection and reconciliation.

  • Omar Beg - Surveyor & Development Consultant: As a General Practice Surveyor and Development Consultant, Omar Beg is involved in property management, valuations, buying, selling, and development of land and property. He has extensive experience in the planning and development of properties, liaising with architects, town planners, and structural engineers.
  • Osman Beg - Building Surveyor & Structural Engineer: As a Building Surveyor and Structural Engineer, Osman Beg is involved in project management, construction management, The Party Wall etc. Act 1996, schedules of conditions and dilapidations, fire reinstatement valuations, schedules of works, and building surveys. He has extensive experience in the planning and development of properties.
