Instruction & Survey
Upon initial contact from a client, who will be asked to provide a concise project brief, our first step is to investigate the Planning history and online visuals of the proposed site to ascertain the project's feasibility. This investigation typically provides sufficient information for us to provide a project quote. If the site is unusual and requires a physical visit, we can arrange for this as well.
Once instructed, a site visit is necessary to discuss the project brief in greater detail and to accurately measure the site, including any existing buildings and other site-specific features. We then provide precise digital 'As Existing' drawings as the foundation for the 'As Proposed' Planning drawings.
Planning
Acquiring Planning Permission is a critical stage in any project, as it is legally required before most building work can commence. While Planning Permission is never guaranteed, our reputation for achieving high success rates, even on the most challenging sites and within the client's brief, is well-established. This often significantly increases both the monetary value of a property and the standard of living for our clients.
In the rare instances where Planning Permission is denied, we often negotiate with councils to find a solution. If not, we guide our clients through the Planning Appeal process. Good design is our priority, and this often leads to approvals from the Local Authority.
3D Visualisation
For most projects, some form of 3D visualisation is necessary. This can range from a basic 3D model to help the client visualise the project to a photo-realistic image to aid in Planning Permission or property sales. All of our drawings are produced using Computer Aided Design, making the transition to produce a digital 3D model or a printed 3D physical model seamless.
Building Regulations
Building Regulations are the government-mandated minimum standards for building work, taking into account various factors such as heat loss, structure, sound, and more. The Building Act 2000 makes it legally required to gain Building Regs. approval before most building work can be undertaken.
Our extensive knowledge of Regulations and experience allows us to efficiently navigate through this stage, providing detailed drawings for the builder to work from. We also include mechanical and electrical details to the client's specification at this stage. Additionally, we offer tendering and Contract administration services.
