The Smith Emsley Partnership is a family-run, award-winning building surveyor company based in Edinburgh. Our Services

We offer a wide selection of building surveying services and energy advice reports, as well as a range of Architectural design and other professional services. These services are provided at extremely competitive fees, ensuring that our clients receive the best value for their money.

Our services include:

• Building Surveys & Schedules: We provide professional advice on all aspects of property and construction. Our building surveys offer a comprehensive analysis of the property's condition, highlighting any defects and providing recommendations for maintenance and repairs.

• Energy & Green Deal Assessments: We are registered Green Deal Assessors and can help you with green deal assessments. These assessments evaluate the energy efficiency of your property and provide recommendations on how to improve it.

• Funding & Financial Assistance: We can assist you in finding funding for improved energy efficiency on completion of appropriate surveys. This includes government grants and other financial incentives available for property owners.

• Legionella Risk Assessments: This is a legal responsibility for all landlords, local authorities, and housing associations. Our team can conduct a thorough risk assessment to ensure compliance with health and safety regulations.

Services for Landlords

Letting your property for the first time can be a confusing, costly, and a bit of a minefield. We are not a one-stop shop for rentals, but our time and experience in this industry can certainly help you reduce your costs and stress levels. If we cannot provide the services for landlords you require, we can certainly point you in the direction of a firm who can, all of which we have a good working relationship with and who are reputable and well-established.

Additionally, as we have a proven track record on the energy efficiency side of property rental, we can also put you in touch with local and approved installers for insulation and central heating.

Our services for landlords include:

• Gas Safety / EICR / P.A.T: While we cannot provide gas safety or electrical certificates, we can recommend reputable firms that can provide these services. We can, however, carry out Portable appliance testing and offer a fee of 45 + vat for up to 10 appliances with an additional cost of 1 per appliance if more than 10 appliances require to be tested.

• Energy Performance Certificates: All domestic dwellings require a valid EPC for rental purposes. Our fee's are between 50 & 60 + vat dependent on location. Local surveys would not exceed 50 + vat. We offer a thorough and efficient service and can produce EPC's same day if required.

• Legionella Risk Assessments: Landlords' duties apply to a wide range of accommodation, occupied under a lease or a licence, which includes but not exclusively, residential premises provided for rent by: local authorities, housing associations, private sector landlords, housing co-operatives, hostels. We offer a flat fee of 50 + vat for a legionella risk assessment.
